What does Solea do for a villa owner?

We run the holiday let for you, starting with the MTA application, which we submit and see through on your behalf. Once the villa is licensed, we put it on Airbnb and Booking.com, then our pricing team adjusts prices daily. If you already have a live listing, we can take it over so its reviews stay in place while we work through the optimisation process.

From there, guests reach us through WhatsApp, email, phone or the booking platforms for around 20 hours a day, with someone on call for late arrivals. Our own team handles the changeover clean and property checks. If maintenance is needed, we arrange it and agree any spend over €50 with you first.

How is the pool and garden looked after between guests?

Pool care and garden upkeep are offered as part of Solea's villa service. They need attention between stays just as the rooms do, so we review what your outdoor spaces need as part of the management plan. The team already checking the property after a departure can keep you informed when upkeep or maintenance calls for a decision.

What extras can villa guests book?

Guests can request concierge extras for their stay. A private chef might prepare dinner at the table or by the pool; a yacht charter can take guests along the Maltese coast. Chauffeur journeys, airport transfers and car hire are also available on request, as are in-villa wellness and a massage by the pool.

For a birthday dinner or another small celebration, guests can ask for styling with florals, lighting, music and table design. They can also request a curated wine cellar drawing on Italy, France and Malta. Which options suit your villa can be considered alongside its layout and the guests it is likely to host.

Can Solea set up or restyle my villa for short-let?

Yes, and it is one of the things we specialise in. Many owners have a villa with an older style and assume that getting it ready for guests means a large budget, or the time and energy to find tradespeople and plan the works themselves. Our job is to take that weight off you. We start with what the villa already has, looking at the finish, the presentation and the outdoor areas guests will use, and work out what it needs to reach a luxury short-let standard. From there, we plan the work and coordinate the people who carry it out, whether that is before a new listing goes live or to lift a listing we take over.

Do I need an MTA licence for a villa?

Yes. A villa used as short-let rented accommodation for tourists needs an MTA licence before it operates. Solea can handle the application on your behalf, but a pending application is not permission to operate. The law limits guests to two per bedroom; the ten-person cap per unit does not apply where it has independent access from a road.

Can I still use my villa?

Yes. You can block any dates you want for your own stays. There is no charge for those dates; you pay for the clean. Because you have a live view of every booking, you can see the calendar as you plan your own time at the villa.

Do your properties have house rules?

Yes. We set house rules with each owner, while keeping a few firm rules across every Solea property to protect the home and its neighbours. There is no indoor smoking, no overnight stay by someone who is not on the booking, and no noise during quiet hours from 9pm to 9am. Long stays are allowed, though a single short-let booking cannot exceed 90 consecutive days. Guests can drop luggage before check-in or after check-out and self check-in from 15:00. You decide with us whether your villa welcomes pets, children or small celebrations such as a birthday dinner.

How is the owner paid and kept informed?

Owners are paid monthly, at the start of the following month, with a detailed statement. Alongside that record, the live booking view lets you follow activity at the villa and the dates you have reserved. The agreement runs for one year, with notice normally around three months, so there is a clear framework for the arrangement.

A coastal pool villa in St Paul's Bay is live under Solea management today. Villa Verde Privé in St Julian's is being prepared for launch, with its MTA licence in progress. It has four bedrooms, each with its own bathroom, a 200 sqm designer pool and about 1,500 sqm of private gardens and terraces.
