Is a villa different to let than an apartment?

A villa adds outdoor space, property care and guest requests to the work involved in a holiday let. An apartment can also require careful management, but a pool, garden or terraces give a villa more areas to prepare and discuss between stays. The villa hub sets out the services an owner can discuss for a larger home.

What changes when there is outdoor space?

Outdoor areas become part of the property the guest sees and uses, so their condition needs attention alongside the rooms. Pool care and garden upkeep are offered for villas, with the scope set for the actual home. Terraces also affect how the property is presented, even where the main changeover work happens indoors.

After each departure, Solea's own team handles the cleaning and property check. That connects the indoor handover to the owner's wider upkeep plan instead of treating the garden and pool as unrelated to the stay. The villa upkeep guide follows that process in more detail.

Does a villa mean I can host a larger group?

A villa may suit a larger group, but its lawful guest capacity comes from the approved bedrooms and access, not simply from its size. Under Legal Notice 92 of 2026, short-let occupancy is limited to two people per approved bedroom and generally ten per unit, with the ten-person ceiling lifted if the unit has independent access from a road.

The capacity check prevents an attractive image of a large dining table or garden from becoming an unsupported promise about capacity. The villa licensing guide explains the application and other conditions before the home operates for tourists. An apartment is subject to the same short-let category where it is licensed under that category.

What differs in presentation and guest requests?

An older villa may call for a restyle before it is presented as a luxury holiday home. Solea restyled Villa Verde Privé in St Julian's, and the before-and-after gallery shows how the spaces were brought together. Interior design and staging are offered for owners who want to explore that route; another home starts with its own condition, rather than copying a showcase.

Villa guests may also ask for more concierge-style arrangements. Solea offers extras on request, while the listing and guest messages should be clear about what has actually been arranged.
