What does villa management in Malta cover?

Villa management covers the work between an owner's decision to let and each guest's departure: licensing, listings, pricing, messages, cleaning, checks and maintenance coordination. Solea handles those moving parts with its own changeover team, while the owner retains decisions about the property and pays for the work set out in the agreement. The villa hub shows how that approach is applied to a larger home.

What does Solea handle before the first guest?

Solea handles the MTA application for the owner and prepares the villa's Airbnb and Booking.com listings. If a villa already has live listings, Solea can take them over so the existing reviews stay with those listings. A new property needs a different starting point: first the home's presentation and the owner's priorities, then a listing that describes what a guest can actually use. The licensing guide explains the application stage in more detail.

A villa can also call for work beyond the listing. Interior design and staging are offered where the owner wants to improve how the home is presented. Villa Verde Privé is Solea's example: Solea restyled the property, and its before-and-after gallery is on the villa hub. It is being prepared for launch while its MTA licence is in progress. The example shows the range of work possible, rather than promising the same scope for every home.

Who deals with bookings and guests?

Solea manages daily pricing and guest messages through WhatsApp, email, phone and the booking platforms. Guest support runs around 20 hours a day, with someone on call for late arrivals. That gives the owner a clear operating contact while the booking moves from enquiry to arrival and departure.

After each stay, Solea's own team handles changeover cleaning and checks the property. Pool care, garden upkeep and concierge extras on request are also offered for villas; their scope is agreed for the home rather than assumed from the word “management”. The upkeep guide explains how to think about those outdoor spaces between guests.

What decisions and costs stay with the owner?

The owner still decides on the property, including maintenance spending over EUR 50, which Solea agrees with the owner before proceeding. Maintenance labour is charged at the agreement's hourly rates, with parts extra. Solea arranges the work and keeps the owner informed when a decision is needed, so a repair is neither a surprise nor an unsupported promise in a listing.

Owners can stay at the property on dates they choose without a charge for the stay, while paying for the clean. They receive payment monthly at the start of the following month, a detailed statement and a live booking view. The agreement runs for one year, with notice of around three months. Those terms give the owner a practical way to review the operation alongside the condition of the villa.
