Can one company manage my holiday flat and the block it is in?

Yes. Solea Holiday Homes can manage your short-let flat, and Solea Condominium Management can administer the block's common parts. The flat service covers its listing, guests, pricing, cleaning and MTA licence application. The block service covers matters shared by owners, such as common-area work, accounts and administration. The two services have separate agreements and charges. What is the difference between short-let management and condominium administration?

Short-let management concerns the operation of your own holiday flat; condominium administration concerns the shared parts of the building. For the flat, Solea Holiday Homes handles booking administration, dynamic nightly pricing, guest support, changeover cleaning and the MTA licence application on the owner's behalf. For the block, Solea Condominium Management deals with the common parts, owner meetings, accounts, compliance and agreed common-area cleaning. A guest issue inside one flat and a repair to a shared stairwell may involve different decisions and different people paying, even when both services are handled by Solea.

How much does each service cost?

For short-let management, Solea's fee starts from 20% of net rental revenue, reducing to 15% for whole blocks or several units. Net rental revenue is calculated after platform fees, guest cleaning fees and hospitality VAT. The guest pays the changeover cleaning fee, including rubbish disposal. Maintenance is charged at the hourly rates in your agreement; parts are extra. For a standard block, condominium administration is €120 plus VAT per apartment per year. Common expenses are separate. There is no combined price or automatic discount for choosing both services; each proposal shows its own scope and charges.

I own several flats in one block. What are my options?

You can ask Solea to manage several short-let flats, to administer the block, or to discuss both services. We can take over listings that are already live, with their reviews remaining on the listings, after an optimisation process to bring the properties to the Solea standard. For short-let owners, there is a live view of bookings and fees, a notification for each new booking and monthly payouts at the beginning of the following month. The block administration proposal is considered separately with the owners and covers common parts, shared costs and the handover arrangements.

Do I have to use both services?

No. Solea Holiday Homes and Solea Condominium Management are separate services under the same group, each with its own agreement. You can appoint us for a holiday flat without using the block service. A block may also choose our administration service without its owners handing over their short-let flats. The owners' decision about the common parts is distinct from your decision about your own property. We will explain each proposal separately so you can see the service, fee and additional costs relevant to the choice you are making.

Can Solea take over a live holiday listing while the block changes administrator?

Yes, the two handovers can be discussed together while remaining separate decisions. Solea Holiday Homes can take over an existing Airbnb or Booking.com listing, with its review history remaining, after checking the property against the Solea standard. Solea Condominium Management can prepare the appointment documents and handle a block handover following the owners' decision. Share the current listing and the block's existing arrangements when you enquire. We will identify what needs to happen for your flat and what the owners must decide for the building.

Who do I talk to about both services?
